@mengwise36 over regulation = red tape. over regulation introduces the need for companies to merge. merging then leads to monopolies but since they are too big, they become harder to manage. over regulation also introduces the concept of too-big-fail. obviously, in a market environment with over regulation, it's difficult to open a business which is why there's practically no competition. less companies then less jobs. more unemployed means more poor. more poor means they die poor.

You cannot know the ROI without knowing the variables used to calculate it. To determine the new ROI you need to know the new CF resulting from your larger down payment. To say that the ROI is constant at 11% is wrong, unless the change in CF increases at the same rate as the increase in the down payment (which I guess is Wayne's assumption). If you increase the down payment by 4 times, will the CF increase by 4 times? If so, the estimated $40k CF is acceptable.

Those numbers still don't work out andviv. The 11% ROI only works on the down payment or your investment. If you finance 100% of the 206K at 6%, the payments would be $1430.77 per month. Then you subtract your cashflow of $1840, so $430 per month or $5160 per year. Those are the numbers that I get at $206K at 6%. More than likely as an investment, it would be closer to 9% or 1853 per month or -$13. So, negative...?

Chinese knew paper money in XIV century already, so don't be so sure about primarity of America in that field ;-) Banknotes were found hidden in a statue. Egiptians knew papyrus, but they used grain as money. There is always a possibility that they designed some kind of fiat currency too

The only good thing to come out of the oil embargo, and the one smart thing FEDGOV did, was to eliminate (Via Gov dictate) all the envromental lawsuits that had stalled the Alaska pipeline project for years. At least someone, somewhere, figured out that when you pump more money into the system you have to increase the supply of goods and services it can buy in order to avoid inflation.

the derivatives are just used as way of determining the underlying asset, so, for example, the real value of reserves is the real value on exchange rates, and so on, the value of the indices that are supposed to determine private sector activity are the derivatives, so, you have a mortgage on your property and then a bond for your government, underneath them there is a value that is the realized potential of assets as economic activity increases but its not as if that will ever be the only truth

i grew up in venezuela during the 80s when the structural adjustment programs (SAPs) were implemented by the IMF the reaction was that they hurt the poor, but that was not their intention, the main problem was the implementors did not want to swallow the bitter pill of their own demise, in other words, the middle and upper middle class did not want their lives accounted for under them, the framework was not the problem, the lifestyles under the constraints which would be greater sociallong-term

people played along, how many hedge funds are run by transnational people if there was a real accounting of the systems there would country constraints (such as capital controls) of people who operate transnationally but most derivatives models are still efficient and excellent, when done well, they are a marvel of complexity but its impossible to control greed which is a human flaw, and people always want more and the newer and better instead of being happy with the slower and more thoughtful

derivatives were not a bad idea-a lot of industries in developing countries-papua new guinea, uganda got financing that way letting innovation come in some areas and recycled into usas centers of financing, trade, industry leaving hedge funds to get so large and not giving the sec greater mandates to create quality competition in the 80s was criminal and the outcome bad for all twenty years later
